gazcos Posted February 23, 2011 Report Posted February 23, 2011 I had a garage built just before Christmas and the builder let the bad weather we were having at the time get to the newly laid concrete. The surface I've been left with is very dusty/sandy but it seems that after weeks of talks between me and the builder I,m gonna be stuck with it as I've already paid him his money and he seems to think that he cant help what the weather does. I think he should have covered it up but you live and learn i suppose Can anyone recommend a product for sealing and strengthaning the surface. I,ve seen various sealers advertised online but I'm concerned that one scrape from an axle stand or something similar will knacker the finish.I did want a painted finish but now would just settle for anything that will stop my garage being like a bloody sandpit. I should also mention that i obviously dont want to have to spend a fortune on this as i havent budgeted for this at all. Cheers Gaz
Posse Posted February 23, 2011 Report Posted February 23, 2011 Do you no if the builder put a men brain down under the concrete? Was it it hand mixed or ready mix? And you say around xmas tell me it wasn't when we had all that snow.

Hello mate, there is a membrane under it and steel reinforcement.Yes it was a readymix load he got from Jewsons and yes it snowed the days following the base being layed and yes snow did get on the concrete. I think he should have protected it but he seems to be of the opinion that he couldnt have seen the snow coming and cant be held responsible for effect it has had on the surface finish. He keeps telling me that a decent sealer will sort it but I'm not convinced.
Posse Posted February 23, 2011 Report Posted February 23, 2011 It sounds to me that the frost has fooked it hence why its turned to Dust as you put it? To be fair i didn't know that Jewsons done ready mix And if they did they sound of been a additive put in with the mix ie frost prove. Also there is no way in the weather conditions that should been laid . Is the floor braking up ? thanks darren

The base is basically sound as in I,ve got my car parked on it , its just that I've swept shit loads of sandy dust off it and it seems like i could keep going like that for ages.
Posse Posted February 23, 2011 Report Posted February 23, 2011 When you turn you wheel on the base does it leave a dust mark so to speak?
gazcos Posted February 23, 2011 Author Report Posted February 23, 2011 When you turn you wheel on the base does it leave a dust mark so to speak? Yes mate, i can make quite a pile of dust if i go from lock to lock
mk3cokebottle Posted February 23, 2011 Report Posted February 23, 2011 sounds like its fooked and the builder should be back to dig it up and relay it
gazcos Posted February 23, 2011 Author Report Posted February 23, 2011 sounds like its fooked and the builder should be back to dig it up and relay it Trouble is mate, I've already paid him. When the whole job was done there was a little bit of dust but i just thought give it another week or so and then i'll sweep it out and it'd be fine. Perhaps i was a bit stupid but whats dones done. Beleive me im pushing for him to relay it but deep down i dont hink he will because he's got his money.
Posse Posted February 23, 2011 Report Posted February 23, 2011 Fooking shame m8 common sense springs to mind on the builders side i mine you wouldn't paint the out side of your house in the rain would you. The only thing i would try is floor paint and hope that it keeps it all together.
you'll get 10s on that Posted February 23, 2011 Report Posted February 23, 2011 I'm with Posse on this ...Builder should have delayed. How about a good coating of strong PVA mix and then floor paint...after you have had the builder back to inspect his work. (he's the professional and he should have at least covered it and suggested that you leave it covered for at least 3~4 days at that time of year)

Mrs O/H/C Posted February 23, 2011 Report Posted February 23, 2011 When we moved into our new-build our garage was the same ...so much dust all the time But we used a sealer ( 2 coats ) from a diy shop and then a couple of days later used garage floor paint and its been fine since
