Durham Fiesta Posted October 17, 2009 Report Posted October 17, 2009 how easy is it to sell a house, any major pit falls or things to watch out for? never had to do this before , is it just a matter of finding an estate agent and letting them do the rest and paying up when its sold?
Posse Posted October 17, 2009 Report Posted October 17, 2009 Yes m8 make sure you get a good % rate for them selling it. Also your prob get collared for this green shite for some do good er to come around your house and see how energy efficient it is £450 later
Durham Fiesta Posted October 17, 2009 Author Report Posted October 17, 2009 what kind of percentage rate is acceptable? read about all this HIPS the round ones so know gonna get stung by some random shit along the way
Savvi Posted October 17, 2009 Report Posted October 17, 2009 Some friends of ours just used this company for Hips, much cheaper than anyone else and very good, you do not have to use the Estate agents as this is not being "policed" at present. http://www.hips4u.com/ We were offered a 1% selling fee from an estate agent recently They are desperate to get properties, get at least 3 to value for you, they will are be different, if you have a "common" property that theres lots the same then look on www.rightmove.co.uk to get an idea of a price before they come round. Apparently around here the houses are selling for a 20% average below the advertised price.
Mrs O/H/C Posted October 17, 2009 Report Posted October 17, 2009 1% agents fee, Do not have the energy testing done by the agents..find one yourself and negotiate price. Also make sure they advertise with someone like rightmove so its seen on the web at all times. If you have to sign an agents contract (you dont have to ) then agree on a time limit with them ie: 3 months. (so if you arent happy with them you can swap agents) Also with your solicitor.go for a fixed fee (so if your buyer/seller pulls out halfway through you dont end up paying twice) Hope that helps.
