hi anybody know owt about planning permission, im building a steel framed garage 7.5mx7.5m it is 3.25m high at the pitch 2.5m at the eves, 1 m from my rear boundary about 70ft from nearest road and 40ft from nearest house (my house). my house is the last on the street and have open fields next to me. it is in nobodys way but i have had a letter from my local council as somebody has been moaning and they want me to phone them with all the dimensions, i just wanted to know how i stand with them before i phone them. thanks for reading and i hope sumone can help.

It varies with different councils mate , and with who you talk to within the council as they sometimes tell you different things , and i speak with 30 years experience in the building trade , but hopefully this link will help you a bit

Not strictly true, permitted development rights are permitted development rights wherever you live, they are nationally set. Permitted development rights relate to what you can build without the need for planning permission. The Planning Portal website has an interactive house which you can use to determine whether you MIGHT need planning permission or not. There are occaisions when these rights are removed, hence it is always best to take a few photos of the site together with sketches to the council before you start work, just to make sure you don't need any permissions. I do agree, regrettably, that you can get different opinions from different people, which is why I would always suggest you make your enquiry in writing.

Thats the way it's supposed to work , but recently even with conservatories we have been having a load of grief off jobsworth planners even though the jobs should have come into permitted development rights , could just be our local council though :ykt:

The permitted development rights changed in 2008 and things that might not have needed planning permission before will do now, likewise some things that needed permission before don't need it now.........which is why I would always advocate writing to your local council before you do anything......for what it is worth, planning and building regulations are more complicated now than they have ever been before, which is why you will sometimes get inconsistent interpretations, hence I would always ask questions of a council in writing before starting work......Having worked both 'sides of the fence' that is definately the way forward... :mrgreen:

Hi i am in the same position myself i want to errect a 7x5 meter garage and went down the council offices and they told me i def need planning permission so i said what if i put up a non permanent building and they said i would still need consent.
